Real estate has quietly shifted and not enough people are talking about what that actually means.

For the past five years the strategy was simple: get in fast, throw as much money as you can at it, and hope for the best. Conditions waived. List price just a starting point. No room to think.

That’s not the market we’re in anymore.

What I’m seeing now is something more nuanced, and honestly, more human. The motivations of both buyers and sellers are playing a real role in negotiations. And that changes everything.

On the seller side, maybe it’s an estate sale with a firm timeline. A family navigating a separation. An investor with a specific number they need to walk away with.

On the buyer side, maybe it’s the school district they’ve been waiting for. Grandparents down the street who will be their childcare. Not just a house — the whole plan coming together.

These things don’t show up in the comparable sales or the market reports. And honestly? As a realtor, I don’t always have access to them either.

Which is why I’ll always be upfront — sometimes a sale price can’t be fully explained. Not because something went wrong, but because there are real human decisions happening on both sides of the table.
