Thinking about moving to East Gwillimbury? You’re not alone. This charming — and fast-growing — corner of York Region is becoming a top choice for families who want more space, a strong sense of community, and that “just outside the city” balance of peace and convenience.
I'm Jessica Nakamura, an East Gwillimbury realtor who lives here, raises my kids here, and helps families navigate East Gwillimbury real estate every day — so this isn't generic advice. It's what I actually tell people.
Here’s what East Gwillimbury families should know before packing the moving boxes.

East Gwillimbury is Growing — Fast
East Gwillimbury is the fastest-growing municipality in Canada. New homes, parks, and schools are popping up in Sharon, Queensville, and Holland Landing.
That means modern, family-friendly communities, but also some amenities and transit options are still catching up. If you enjoy being part of a neighbourhood as it comes to life, you’ll love the growth and energy here.
From a real estate perspective, buying in a fast-growing municipality like East Gwillimbury means you're often getting in ahead of the curve. The communities taking shape in Queensville and Sharon in particular have seen strong interest from families relocating from the GTA.
Not sure which neighbourhood is right for you? Here's my honest breakdown of every East Gwillimbury community.
It’s a Driving Town (for Now)
While public transit is improving, a car is still essential for school drop-offs, errands, and activities.
The East Gwillimbury GO Station and Highway 404 make commuting to Toronto possible, just make sure to check traffic or train schedules before you leave.
Metrolinx is actively working to implement two-way, all-day GO train service on the Barrie Line. While a full launch date hasn’t been confirmed, ongoing infrastructure improvements are paving the way for more frequent service — making commuting easier for families in the future.
When I work with buyers relocating to East Gwillimbury, we always factor in commute time early in the conversation. The GO train is a game-changer for many families — knowing your schedule options can genuinely shape which neighbourhood makes the most sense.
